How much space does a spa actually need? It is usually the first practical question in any wellness project, and it is surprisingly hard to find reliable answers in metres rather than feet.

This page is a reference resource for anyone planning a commercial spa or wellness facility in the UK: operators, developers, and project teams working through feasibility. It sets out typical dimensions for every core space type, from treatment rooms to saunas, steam rooms, pools and changing facilities, then shows how those figures combine into three example floor plans at different scales.

Two things before the numbers. First, every figure here comes from a published standard, regulation or industry benchmark, with sources listed at the end of the page so you can verify anything you plan to use. Second, these are planning figures for feasibility work. Every project should be confirmed against current regulations and supplier specifications at design stage. Treatment room dimensions

Treatment rooms are where size most directly affects both revenue and experience. Too small, and therapists work around the bed rather than the guest, and the room feels clinical rather than premium. Too large, and you are heating and cleaning floor area that earns nothing extra.

There is no official UK standard for treatment room size, so the figures below are the range that industry sources consistently converge on.

Anything much under 9 square metres starts to compromise the working clearance around the bed, and several of the design practices cited below identify undersized rooms as the most common and most expensive planning mistake to correct later.

Sauna and steam room dimensions

Thermal rooms are sized per bather and constrained by ceiling height. Heat stratifies, so a taller room does not feel more generous. It simply costs more to run while the warmth sits above everyone’s heads. That is why supplier specifications cap heights, and it is worth following them.

Saunas

The figures below are from Finnmark Sauna, a UK commercial sauna specialist that publishes its specifications in metric, cross-checked against two further suppliers.

A note on sizing: figures for very small saunas found online are often based on infrared cabins, which run 20 to 30 per cent smaller than the traditional saunas used in commercial spas. For a commercial facility, size from the bench allowance rather than from cabin footprints.

For a commercial spa, the bench allowance is the figure to design from. Decide how many guests the sauna should hold at peak, whether they will sit or recline, and the footprint follows.

Steam rooms

One operating note worth knowing at planning stage: generator output needs to rise by roughly 10 to 15 per cent for every additional 0.3 metres of ceiling height. An over-tall steam room is a permanent addition to your energy bill for no gain in guest experience. Pool and wet area dimensions

For pools, the authoritative free UK reference is Sport England’s Swimming Pools Design Guidance Note, which is written for community pools but sets out principles that apply directly to spa and hotel wet areas.

The figure that matters most in spa planning is not the pool itself but the space around it. Sport England recommends pool surrounds of at least 2 metres in width to allow proper circulation and wheelchair access at the points where guests enter the water. It is one of the most commonly squeezed dimensions in spa projects, and squeezing it shows.

On depths, Sport England’s guidance for community pools is a minimum shallow end of 0.9 metres and a deep end of 1.8 to 2.0 metres. Spa vitality pools and hydrotherapy pools sit outside this guidance and are specified by their manufacturers, so their dimensions come from the chosen supplier. The 2 metre surround principle applies regardless of what sits in the middle.

Sport England’s guidance and its appendices also cover changing provision, wet area finishes and pool hall detail, and are worth reading in full for any project that includes significant water.

Changing rooms and accessibility

This is the one section of this page where the figures are regulation rather than benchmark. Accessible facilities in buildings other than dwellings are governed by Approved Document M Volume 2 of the Building Regulations, used alongside BS 8300, and the dimensions are prescriptive.

These are minimums, not targets, and building control will expect them met. Seat heights, control heights and grab rail positions are also defined, so the accessible provision should be designed to the documents rather than adapted afterwards.

On overall changing capacity, the most useful published benchmark is a minimum of 1 square metre of changing space per guest at peak occupancy. Industry planning sources flag changing as the space most consistently undersized in real projects, and it is easy to see why: it earns no direct revenue, so it gets trimmed. But it is also the first and last space every guest experiences, and an overcrowded changing room undoes the calm the rest of the facility works to create.

The spaces everyone forgets

Room schedules tend to list the spaces that appear in the brochure. The floor area that makes a spa work sits mostly outside them.

Back of house. Storage, laundry, staff facilities and plant typically consume 25 to 30 per cent of total spa area. This is the single most under-allowed figure in early feasibility work. If your concept fills the whole footprint with guest-facing space, the plan is roughly a third too optimistic.

Relaxation. The planning benchmark is 1 to 1.5 relaxation loungers per treatment room. Fewer than that, and guests queue for loungers after treatments, which is exactly the moment they should feel least hurried.

Reception and retail. Allow a minimum of roughly 20 square metres for reception, and 15 to 30 square metres for retail where product sales are part of the model.

Circulation. Corridors, lobbies and transitions between wet and dry zones consume floor area that never appears in a room schedule but always appears in the final plan. The example budgets below carry an explicit circulation allowance for exactly this reason.

How it adds up: three example floor plans

Reference dimensions only become useful when they compose into a whole building. The three examples below apply the figures above at three common scales. All three are illustrative planning examples, not project drawings, and every dimension should be verified at design stage.

For anyone searching for a small spa layout, this is the honest template: at this scale, every metre works twice. The relaxation area doubles as the pre-treatment waiting space, the thermal pair gives the facility a wet offer without the cost of water, and back of house still claims its 15 per cent plus share. The discipline is a one-way guest flow: reception, changing, thermal or treatment, relaxation, out. In a footprint this size, crossed flows are immediately obvious to guests.

This sits comfortably above the roughly 370 square metres that industry commentary identifies as the minimum viable hotel spa with full changing provision. The structural decision at this scale is the changing rooms as gateway: guests pass from reception through changing to reach the wet side, keeping the pool and thermal suite robed and calm while the treatment corridor stays dry. Note the relaxation ratio at 1.6 loungers per treatment room, deliberately above the minimum benchmark, because in a hotel spa the relaxation lounge also absorbs guests waiting between thermal circuits and treatments.

Example C: premium thermal circuit, roughly 700 square metres

Published planning benchmarks put premium thermal journeys at 400 to 800 square metres, and this example sits in the upper half of that range. Rather than a room-by-room budget, the organising idea at this scale is the circuit: two saunas at different temperatures, a steam room, a cold or snow experience, and experience showers arranged as a sequence around a central hydro pool, with expanded relaxation and full changing provision supporting them, and back of house at the top of the 25 to 30 per cent range because water and thermal plant is substantial at this scale.

The circuit format changes what the floor plan has to do. Guests move through a designed sequence of hot, cold and rest, so adjacency matters more than corridor efficiency: each cold experience sits beside the heat experience it follows, and relaxation punctuates the loop rather than sitting at the end of it.
