Most gym design and build services are equipment suppliers that offer a layout service alongside their product catalogue. Alkaline 360 is different. We are a turnkey construction and project management company. We design, build, and refurbish commercial gym and fitness facilities across the UK, with full accountability from initial brief through to handover.

That distinction matters. Choosing an equipment supplier as your principal contractor means managing multiple parties yourself: the builder, the flooring contractor, the M&E engineer, the equipment installer. Choosing Alkaline 360 means one team, one point of contact, and one company responsible for the whole project.

Who we work with

We work with a broad range of commercial operators across the UK. Anyone investing in a gym facility as a serious business proposition rather than a home or hobby setup.

That includes standalone commercial gyms and health clubs where the fitness facility is the core product, hotels and resorts where the gym needs to meet guest expectations and support room rates, leisure clubs where the facility is central to membership retention, sporting clubs requiring performance and recovery environments, and commercial properties adding fitness facilities for residents or tenants.

Each of these settings has its own priorities and constraints. A standalone gym operator is focused on member experience, retention, and revenue per square foot. A hotel operator needs a facility that integrates with the wider property and is delivered with minimal disruption to guests. A sporting club needs performance-oriented design that serves athletes rather than casual users. We have worked across all of these contexts and adapt our approach accordingly.

What we deliver

New gym facility design and build. We take underutilised or vacant space (a basement, a converted function room, a ground-floor annex) and deliver a fully operational gym environment. This covers everything: structural assessment, M&E design and installation, flooring, lighting, HVAC, equipment specification and procurement, fit-out, and commissioning. One contractor, end to end.

Gym refurbishment. Updating an existing facility that has become dated, poorly laid out, or no longer fit for its user base. Whether that means a full strip-out and rebuild or a targeted upgrade of specific zones, we manage the construction process and coordinate all specialist contractors.

Hotel gym design and build. Hotel gym facilities have specific requirements that standard gym fit-out companies are not always equipped to deliver – integration with existing building services, compliance with hotel brand standards, delivery within an occupied property, and design quality that reflects the guest experience elsewhere in the building. We have delivered gym facilities within active hotel properties and understand how to manage construction in that environment.

Gym and spa integration. Where a property wants to combine gym and wellness facilities (a fitness suite alongside thermal, sauna, or treatment rooms) we design and deliver both as a coherent whole. This integrated approach avoids the coordination problems that arise when gym and spa are designed and built by separate contractors.

What makes a gym facility commercially successful

The operators who get the strongest returns from a gym investment share a few things in common. They start with a clear understanding of who will use the facility and what they need. A hotel gym serving business travellers has different requirements to a leisure club serving local members. They invest in the right areas, which typically means flooring, lighting, ventilation, and the quality of the strength and conditioning layout, rather than loading the space with equipment that never gets used. And they treat the changing facilities as seriously as the gym floor itself, because members and guests who experience a poor changing room remember it.

Where gym projects underperform, the causes are usually visible in the brief: a layout driven by equipment sales rather than user behaviour, ventilation that was under-specified to save cost, changing rooms treated as an afterthought, or a refurbishment that updated the aesthetics without addressing the operational weaknesses that were driving member dissatisfaction in the first place.

Our refurbishment planning guide covers this in more detail for operators working through a refurbishment decision.

Working with Alkaline 360 on a gym project

The first conversation is always exploratory. We want to understand the space, the operator’s commercial objectives, and the budget range before discussing design. That early input shapes whether the project is structured as a phased refurbishment or a single-stage build, and whether the scope needs to be adjusted to meet the available budget realistically.

From there, the process follows our established 5-stage development framework, from vision and feasibility through technical planning, quotation, and into project execution. Each stage has a clear output, and the operator is in control of the decision to proceed at every point.

We work across the UK and have delivered gym and fitness facility projects alongside spa and wellness environments for hotel and leisure clients. If you have a project in mind (at any stage of planning) the most useful next step is a conversation with our team.

Frequently Asked Questions

K
L
What types of gym projects do you work on?

We work on new gym builds, full refurbishments, and targeted upgrades across a wide range of commercial settings - standalone gyms and health clubs, hotels and resorts, leisure clubs, sporting clubs, and commercial properties. While we can also help with home gym fit-outs or equipment-only installations, our focus is on commercial facilities where full construction management and project accountability are required.

How is Alkaline 360 different from a gym equipment supplier?

Gym equipment suppliers design layouts and specify equipment as part of a product sale. We are a construction and project management company. We manage the full build process including structural works, M&E, flooring, fit-out, and equipment procurement as a single turnkey service. If your project requires building work as well as equipment, you need a contractor rather than a supplier.

K

Can you work within an occupied hotel or leisure facility?

Yes. We regularly deliver gym and wellness projects within operating properties. Construction phasing, noise management, access logistics, and maintaining separation between construction and operational areas are all part of how we plan and programme hotel and leisure projects.

K

Do you handle gym and spa projects together?

Yes. Where an operator wants to develop or refurbish both a gym and a spa or wellness facility, we design and deliver both as an integrated project. This is more efficient than separating the two, and it avoids the coordination problems and gaps that typically arise when different contractors are responsible for adjacent spaces.

How do we start?

The simplest route is a short call or message to our team. We will ask about your property, your objectives, and your budget range, and give you an honest view of what is achievable before any commitment is required.
