We’ve redesigned facilities where beautiful individual spaces were undermined by poor flow that created bottlenecks, guest collisions with staff, or treatment rooms positioned next to noisy gyms. Temperature and Humidity Control

Different areas of your spa require precise yet vastly different environmental conditions. Managing these variations throughout a single facility demands sophisticated HVAC design and careful zoning.
Temperature and humidity requirements vary dramatically:
Saunas typically operate at 70°C to 90°C depending on the type of sauna with humidity levels of 10% to 20%. The extreme heat and low humidity create specific ventilation and material requirements.
Steam rooms or Turkish baths maintain 25°C to 50°C with humidity levels approaching 100%. This creates one of the harshest environments in your facility for materials, finishes, and building systems.

Relaxation lounges need slightly warmer temperatures than typical building spaces since guests are often in robes with damp hair, typically 23°C to 25°C.
Changing rooms require careful balance. Warm enough for comfort when undressing, but with humidity control to prevent that clammy feeling in a moisture-rich environment.
Pool areas need temperatures that keep swimmers comfortable (typically 26°C to 28°C ambient temperature) whilst preventing condensation on walls, windows, and ceilings.
Beyond just temperature, proper humidity control prevents mould growth, protects building materials, and crucially, maintains guest comfort. We’ve consulted on facilities where inadequate humidity management created musty odours within months of opening. A problem that’s extremely difficult to fully remediate once established.
Proper HVAC systems must deliver these varied conditions efficiently whilst managing the substantial energy costs inherent in spa operations. This isn’t an area to economise during construction. The consequences of inadequate climate control include guest discomfort, mould and material deterioration, excessive energy costs, and constant maintenance issues that disrupt operations.

Material Selection
Every material choice in your spa must satisfy multiple requirements simultaneously: aesthetic appeal, durability under demanding conditions, maintenance and cleaning practicality, safety (particularly slip resistance in wet areas), and acoustic properties.
Material selection separates facilities that maintain their premium appearance for years from those that look tired within eighteen months. We specify materials based on real-world performance in similar environments, not just initial appearance or cost.

Consider how grout lines or joints will be sealed and maintained, resistance to mould and mildew growth, and how the material will age under constant moisture exposure.
In treatment rooms, choose finishes that support the calming environment whilst being practical to maintain. Walls need regular cleaning in rooms where oils and products are used.
Furnishings: Every piece of furniture in guest areas should feel luxurious whilst being commercial-grade durable. Select comfortable, supportive seating that maintains its appearance under heavy use, materials that are truly easy to clean (not just wipeable, but resistant to staining and product absorption), durability that means you’re not replacing furniture annually, and moisture resistance appropriate to the area. Furniture near pools needs different specifications than furniture in dry relaxation areas.
We’ve seen operators invest in beautiful but inappropriate furniture that deteriorated rapidly in humid conditions or proved impossible to keep clean in treatment rooms.
Lighting Design
Lighting fundamentally shapes the spa experience and dramatically impacts both energy costs and operational flexibility. Yet it’s often treated as an afterthought rather than the crucial design element it is.
Successful spa lighting creates ambiance whilst supporting operational requirements:
Treatment rooms need flexibility above all else. Install dimmable lights that therapists can adjust for different treatments and guest preferences, avoiding harsh overhead lights that shine directly in guests’ eyes when lying face-up, incorporating indirect or cove lighting for ambient illumination, and including task lighting for procedures requiring clear visibility.
Different treatments need different lighting. Facial treatments require bright, clear light for therapists to see properly. Massage therapy benefits from much lower lighting levels. Your lighting design must accommodate both.
Relaxation areas should feature predominantly indirect lighting that creates calming effects without dark corners, natural light integration where your architecture permits, and adjustable systems that can adapt from morning brightness to evening intimacy.
Wet areas present technical challenges. Fixtures must be rated for damp or wet environments, lighting should enhance the experience without creating glare on water surfaces, and consider chromotherapy lighting in certain areas if it aligns with your concept. Chromotherapy (colour light therapy) can enhance steam rooms and experience showers, but only if it’s genuinely integrated into your wellness philosophy, not just added because it looks impressive in brochures.
Corridors and circulation spaces need adequate lighting for safety and way-finding whilst maintaining the spa’s serene atmosphere. Avoid the institutional feeling of bright, uniform corridor lighting.
Energy efficiency matters significantly in facilities operating long hours. LED lighting throughout the spa with appropriate controls reduces operating costs substantially whilst providing superior lighting quality compared to older technologies.
Acoustic Considerations

Laundry facilities if you’re handling laundering in-house. This requires significant space for commercial washing machines and dryers, folding and sorting areas, proper ventilation to remove moisture and heat, and planning for the noise this generates.
Receiving and refuse areas that allow deliveries without disrupting guest areas and proper waste separation and storage before collection.
Office space for management, administrative tasks, and staff scheduling separate from guest areas.
A principle we follow: plan for at least 10-15% of your total spa square footage as back-of-house space. Most operators initially allocate too little, then struggle with the operational consequences. Adding storage after opening is expensive and disruptive.
Accessibility and Safety
Accessibility and safety aren’t just regulatory requirements, they’re about ensuring everyone can enjoy your facility and that operations run safely.
Ensure your design addresses:
Accessibility regulations compliance from the outset. Retrofitting accessibility is far more expensive and disruptive than designing it in initially. Include level access or properly designed ramps where needed, adequately sized lifts that can accommodate wheelchairs and mobility equipment, sufficiently wide corridors and doorways (narrow passages create bottlenecks even for able-bodied guests), accessible treatment rooms with proper space for transfers and manoeuvring, and accessible changing facilities with appropriate fixtures and space.
Safety features throughout the facility: Emergency call buttons in treatment rooms and wet areas (guests must be able to summon help quickly), non-slip flooring in all wet areas with proper drainage to prevent water pooling, adequate lighting for safe circulation even during evening hours, clear signage and way-finding to prevent guests getting lost or entering staff-only areas, and accessible emergency exits that don’t require guests to navigate complex routes.
Fire safety compliance including appropriate fire detection and suppression systems, clearly marked and properly maintained emergency exits, fire-rated construction where required by regulations, and staff training on emergency procedures.
First aid provisions and equipment appropriately located and maintained.

Technology Integration
Modern spas require robust technology infrastructure to operate efficiently and meet guest expectations:
Booking and management systems that handle appointment scheduling, staff allocation, inventory management, point-of-sale for retail and services, and customer relationship management. These systems must be reliable and integrate with each other. Disjointed systems create operational headaches.
Network infrastructure throughout the facility with adequate WiFi coverage in guest areas (guests expect connectivity in relaxation areas even if you prefer they disconnect during treatments), reliable wired and wireless networks for operational systems, security for payment processing and customer data, and infrastructure that can support future technologies as they emerge.
